The pleasure of modern living in an ancient noble palace, completely restored.
This historic palace, built in the 15th century and adjacent to the ancient Roman walls, has belonged to the same family for six centuries (also mentioned in Dante’s Divine Comedy). The family commissioned its construction after their arrival from their original home in Lucca.
The palace has recently undergone a complete restoration, completed just a few months ago. The intervention involved the structural masonry, floors, and roof, while modernizing systems, updating technical installations and fixtures, and improving accessibility and the modular layout of the entire complex.
Today the palace consists of a large multi-level residence with several independent accesses, provisions for an elevator, an internal garden with an above-ground pool, space for three cars, and large historic vaulted cellars.
As mentioned, the goal of the restoration was not only to improve energy efficiency and structural solidity of the floors and ceilings, but also to create a more rational distribution of spaces, with multiple accesses and structural modularity, making it extremely easy to divide the property into two or three separate residential units.
The ground floor can function either as a one-bedroom apartment or as a large reception area with direct access to the garden and loggia.
The first floor, featuring a large bedroom, walk-in wardrobe, and en-suite bathroom, can be connected downward by incorporating the ground floor and mezzanine, or upward by including up to four additional bedrooms. The top floor, which also has its own independent access, can accommodate one, two, or four bedrooms depending on requirements.
Each floor has its own kitchen.
All levels are connected both by an internal staircase and by an elevator (ready to be installed) that can link every floor, in addition to the historic grand staircase.
The outdoor area, divided between the loggia, entrance courtyard, and large garden, can accommodate up to three parking spaces and provide room for motorcycles and bicycles. It also offers the rare privilege of a private garden just a few hundred meters from the main square and the beaches.
The property overlooks a historic street adjacent to the ancient Roman and Malatesta walls on one side, and on the other opens onto a large private garden with swimming pool.
The discovery of the palace is itself unexpected: walking along ancient streets—once Roman, later medieval—lined with noble palaces, churches, and convents that cast cool shade along the path, the sandstone façade suddenly appears.
