How much does it cost to live near Italy’s most famous Christmas markets?

Markets are now among the most popular events of the Christmas season, capable of transforming the squares and streets of quaint towns and villages for a few weeks. While waiting for the holidays, their atmosphere of warm lights, scents and traditions offers a foretaste of Christmas, attracting visitors from all over Italy every year.

Immobiliare.it Insights, a proptech company belonging to the Immobiliare.it Group, has examined in a study how much it costs to live near Italy’s most famous Christmas markets.

Here is where it is most affordable to buy a home and where, on the other hand, it may be more expensive to live in these areas.

Living near Christmas markets: which cities are the most expensive?

Milan is the most expensive city: in the city centre, where the traditional Oh Bej! Oh Bej! fair and the market in Piazza Duomo are located, housing prices exceed €11,000 per square metre.

This is followed by Rome, where living near the Piazza Navona festivities requires an investment of about €8,600 per square metre, above the city average of €3,674/m².

In third place is Livigno, known both for its picturesque markets and prestigious ski resort: real estate values here are close to €7,000 per square metre.

In Florence, the Weihnachtsmarkt in Piazza Santa Croce attracts visitors from all over the country, but living in the immediate area costs an average of €6,000 per square metre.

Bolzano closes the list; it is home to one of Italy’s most famous markets, in Piazza Walther. Buying a house nearby involves spending around €5,000 per square metre.

The most affordable cities: where living near markets is cheaper

Aosta is the most affordable of the larger cities analysed, with prices close to €2,230 per square metre in the Marché Vert Noël areas. Arezzo, with its Tyrolean Village, follows with around €1,874 per square metre, while Gubbio, home to the ChristmasLand village, is the cheapest at only €1,054 per square metre.

Among the most characteristic villages, Santa Maria Maggiore (Verbano-Cusio-Ossola) stands at €2,190 per square metre, while Candelara (Pesaro) is the most affordable option, with prices dropping to around €1,544 per square metre.

Prices in other Italian cities

In the other major metropolitan areas of Italy, the situation differs slightly, with small price variations between the city centre (where the Christmas markets are held) and the surrounding districts. Among these, Turin is the most expensive, with housing in central areas reaching around €3,910 per square metre.

Trento follows with average prices of €3,361 per square metre, and Naples, where living near Via San Gregorio Armeno, the street of nativity scenes, costs around €3,130 per square metre.

Verona, famous for its markets in Piazza dei Signori and the festive atmosphere of its squares, is the most affordable of these cities, with housing at around €2,780 per square metre.
