In 2025, buying a house in Milan will cost over €300/sq m more than today


In the centre, you will pay more than €11,000/sq.m. Rents are also on the rise, especially in the suburbs and near the metro.

Always at the top of the rankings of the most expensive cities in Italy when it comes to buying or renting a house, Milan remains firmly in first place also in the forecasts on the trend of the real estate market in 2025. As it does every year, Immobiliare.it Insights, the proptech company of the Immobiliare.it group, has analysed the main Italian cities and produced a forecast of average prices per square metre for buying and renting. What was the result for the Lombardy capital?

How much will a house cost in Milan in 2025?

To buy a house in Milan in 2025, you will need to pay over €300/sq m more than in 2024. To be precise, the city average will rise from the current €5,393/sq m to €5,710/sq m, a jump of +5.9%.

Less important but still significant is the expected increase in rents. Those looking for a rental property in Milan will have to set aside a budget 4.3% higher than this year: it will go from an average of €22.6/sqm to €23.6/sqm.

Naturally, the increase is not the same in all neighbourhoods. As far as buying and selling is concerned, prices will increase above all in the outlying areas of the city, such as Cimiano (+12.7%) or Bovisa (+11.2%): more and more buyers are willing to move from the centre to the outskirts in search of better economic conditions.

In the centre, where the average price is already €10,812/sq m, the threshold of €11,000/sq m will be exceeded. The Garibaldi-Moscova-Porta Nuova area will also exceed €10,000/sq m.

In contrast, the Centrale-Repubblica area is expected to decline by -1.4%.

The rental market also presents a varied picture, but in a different way to sales. The areas that will record the most significant increases are in fact those of the Centre (+11.8%, reaching €34.6/sq.m) and Forlanini (+10.8%, €18.1/sq.m). This phenomenon can be explained by the desire of those who choose to rent to remain as close as possible to the city centre and in well-connected areas, where it is easy to get around by public transport (it is no coincidence that Forlanini is one of the neighbourhoods that will be served by the recently opened M4 underground line).
