Santa Giulia is a developing residential district in Milan, one of the most dynamic areas in the tertiary and commercial sectors.

It is also among the city’s key hubs for modern urban development. Unsurprisingly, a significant share of the investments is being channelled into this reclaimed area, with a strong focus on sustainable construction and state-of-the-art public services designed to enhance the quality of life for residents and workers alike.

Let’s explore its location, the cost of living, and the current status of new housing projects.

Where is the Santa Giulia district located?

The Santa Giulia district is situated in Municipio 4 of Milan, within the Rogoredo and Morsenchio areas, in the south-eastern quadrant of the city. It borders the Corvetto district, also known as the Corvetto Design District, renowned for its high concentration of cutting-edge art galleries.

Santa Giulia is a strategic location, well connected to both the city centre and the outskirts. It lies just 7 kilometres from Piazza Duomo and can be reached within minutes by car or bicycle.

The area benefits from excellent public transport links, served by ATM bus routes 88 and 77. The nearby Rogoredo station is a key transport hub offering high-speed connections, including stops for Frecciarossa and Italo trains, as well as both short- and long-distance rail services and access to Milan’s metro system (Line M3).

The district also provides scooter and bike-sharing services, alongside a cycle path that starts at the station, passes through the Spark 1 tower construction site, continues via Piazza Santa Giulia, and extends to the future Connecto Center office development. Another cycle route links the Via Savinio roundabout with Via Medici del Vascello.

Since July 2009, the district has had direct access to the eastern ring road and the former SS 415 Paullese. Additionally, since February 2013, the Rogoredo-Santa Giulia interchange car park, offering 700 spaces, has been in operation.

How the Santa Giulia neighbourhood was created

The history of the Santa Giulia district is closely linked to the urban development that began in the early 2000s. The overall masterplan was designed by architect Norman Foster, although other architects contributed to the design of individual buildings.

The entire developed area, including both completed buildings and those still under construction, covers a total of 1.2 million square metres. The initial investment for the project was estimated at approximately €2.8 billion.

This urban redevelopment initiative forms part of the wider regeneration plan for the south-eastern outskirts of the city, known as Montecity-Rogoredo.

The new housing project in Santa Giulia

Santa Giulia remains an active construction site, at the heart of an ambitious residential and commercial development scheme aimed at creating a self-sufficient neighbourhood. Work is scheduled to begin by the end of 2024 and is expected to be completed by 2032.

The masterplan, developed by the Mario Cucinella Architects studio, envisions transforming the area into a “city within a city,” featuring the following developments:
