Located on the third and second to last floor, very bright and spacious. Overlooking Via Cerveteri and side view of Piazza Re di Roma. It consists of a spacious living kitchen, a bathroom with a bathtub, 2 single suites with a 1.5 square meter bed and a single room with a 1 square meter bed. The apartment is excellently renovated with everything that our students need. Equipped with WI-FI (Fiber), washing machine, the kitchen also equipped with all accessories. For the second semester, the MINIMUM rental period is 6 months (February-July).

The area is residential and highly commercial; the context is full of opportunities for both services and commercial activities and is very popular among students. The area is well served by public transport, including the stop from Metro A that leads to both Anagnina (University of Tor Vergata) and Termini, Piazza di Spagna and Ottaviano (LUMSA). It is important to check with Google Maps the travel time from the apartment to your university location. Keep in mind that in a big city like Rome, travel times are often significant and it is best to compare these times with your daily class schedule. For this reason, we DISCOURAGE booking the room if the travel time is more than 1 hour.

Situato al terzo e penultimo piano, molto luminoso e spazioso. Affaccio su Via Cerveteri e vista laterale su Piazza Re di Roma. È composto da una spaziosa cucina abitabile, un bagno con vasca, 2 suite singole con letto da una piazza e mezza ed una stanza singola con letto da una piazza. L'appartamento è ottimamente ristrutturato in funzione di tutto ciò che occorre ai nostri studenti. Dotato di WI-FI (Fibra), lavatrice, cucina equipaggiata anche di tutti gli accessori.

La zona è residenziale ed altamente commerciale; il contesto è ricco di opportunità sia per servizi che per attività commerciali e molto apprezzato dagli studenti. La zona è molto servita dai mezzi pubblici, inclusa la fermata dalla Metro A che porta sia ad Anagnina (Università di Tor Vergata) che a Termini, Piazza di Spagna e Ottaviano (LUMSA). E' importante verificare con Google Maps i tempi di percorrenza dallappartamento alla propria sede universitaria. Occorre tenere in mente che in una grande città come Roma i tempi di spostamento sono spesso significativi ed è bene confrontare questi tempi con la frequenza quotidiana alle lezioni. Per questo SCONSIGLIAMO di prenotare la stanza se il tempo di trasferimento risulta superiore ad 1 ora.

Affittiamo solo camere SINGOLE e solo a STUDENTI Universitari, per questo motivo i periodi di affitto sono di 6 mesi o di un anno.

Quindi i periodi sono: da settembre a febbraio, da settembre ad agosto, da marzo ad agosto. Effettuerai il check-in e il check-out nella data che preferisci.

Nel canone mensile sono INCLUSE TUTTE le spese (utenze, gas, elettricità, connessione internet, tasse rifiuti) e NON è richiesto DEPOSITO.
C'è solo una tassa amministrativa una tantum di 350 che copre le tasse di registrazione del contratto e le pulizie finali.

Il pagamento avverrà secondo questa tempistica:
- primo mese (settembre) pagato alla piattaforma di prenotazione
- al momento del check-in verranno pagati i 350 di spese amministrative e due mensilità (ottobre e novembre)
- entro il 5 novembre verranno pagate 3 mensilità (dicembre, gennaio e febbraio)
(solo per contratto annuale) - entro il 5 febbraio verranno pagate 3 mensilità (marzo, aprile, maggio)
(solo per contratto annuale) - entro il 5 maggio verranno pagate 3 mensilità (giugno, luglio, agosto)

IMPORTANT: This Landlord ONLY accepts booking requests that are:

· SEMESTRAL:

o from September 1st to February 28th

o from March 1st to August 31st

. ANNUAL:

o from September 1st to August 31st.

For shorter periods the following surcharge applies:

o 50 for 11 months rental from September 1st to July 31st

o 90 for 10 months rental from September 1st to June 30th

The Landlord only accepts bookings from students between 18 and 29 years old.

IMPORTANT: rental payments are regulated as follow:

For rental period longer at least 10 months:

At the check-in the tenant has to pay the admin fee of 450 + 25% of the remaining amount

Within November 5th another installment of 25% is due

Within February 5th another installment of 25% is due

Within May 5th the final installment of 25% is due

For rental period longer shorter than 10 months:

At the check-in the tenant has to pay the admin fee of 450 + 50% of the remaining amount

Within November 5th another installment of 50% is due
