Nestled in the Monferrato hills, we offer for sale a beautiful property, located on the top of a hill.

THE STABLE

The load-bearing structure of the complex is formed by a double pitched frame with pillars in steel beams and laminated wood lintels, plus infill of the side walls, up to 2 m in height, in prefabricated hollow blocks in cement concrete plastered all 'exterior.

On the long sides, over 2 m in height, there are window openings, which can be fully opened and tilted, the environment is well ventilated and lit in a natural way to allow excellent animal welfare.

The coverage of the roof is in corrugated sheet metal insulated by interposing a 50 mm rigid PU foam core, applied over the internal exposed plank.

THE DAIRY

The walls and the partitions of the dairy are covered in sandwich panels with a polystyrene cavity and surfaces in washable resin. The use of insulated panels with resin faces, in addition to ensuring excellent thermal insulation, allows for easy and rapid sanitization of the production rooms, cells and various services.

The non-slip resin floors are resistant to washing with acids and with high temperature liquids.

Painted galvanized sheet panels were used to create the false ceiling, which can be walked on. The panels, with a thickness of 8 – 10 cm, ensure sufficient insulation for the construction of cold rooms at +2°C. For the laying of the floors, made of resin, particular attention was paid to respecting the slopes which must guarantee the rapid flow of water. In general, the premises are easy to sanitize, adapted to the current directives for the construction of the production unit.

The provisions established for the premises, their sizing, as well as the choice of materials and equipment, comply with the regulations in force for construction of premises intended for activities related to the food production envisaged.

All the equipment bears the CE mark and is accompanied by an instruction booklet containing indications on correct installation, for adequate use and indications for correct destruction and disposal.

THE HOUSE

The adjacent housing unit can also be reached from the production area via a large pedestrian passage or directly from the street via a driveway and driveway gate.

A large courtyard area with tall trees surrounds the house and a vegetable garden.

The total area is 597 square meters, made up as follows:

– in the basement there is a large cellar with two infernot from different periods and an ancient 2,000 liter wooden barrel.

All systems (electrical, plumbing, heating, air conditioning) were redone during the 2007 renovation.

The heating system/ air conditioning involves the use of a geothermal system with a water/water heat pump which heats both the water for heating and the domestic hot water.

For the water requirements of the heat pump, the house has a underground tank of 130,000 liters and a well that was dug in the field below.
