Description:
It is in good state of conservation. The covering ceiling and the walls are painted; in some localized places both on the ceiling and on the walls there are "mold stains". There is a radiator heating system and a fireplace, while the functioning electrical system is concealed.
The balcony of the apartment is in a fair state of conservation.
- The "Depandance" as a whole is in a fair state of maintenance.
On the external walls the "bark" of the plaster is detached or has efflorescence stains.
The roofing is in fair condition with a covering of traditional tiles (Coppo).
Internally the roofing ceiling is "exposed" with main beams and secondary walls in solid and slatted wood, while the walls are plastered and painted.
There is no heating system with the exception of a fireplace, while the functioning electrical system is hidden.
- the canopy, as a "conjunction" element between the "annex" and the main building, it is in a reasonable state of conservation; it has an equipped external wall and vertical "filter" partition walls on the west side towards the courtyard; the "exposed" roofing is made with main and secondary beams in solid and slatted wood; in some places the beams are damaged and the roof is sunken.
- the swimming pool, attached to the courtyard of the building, is in a complete state of abandonment and in a poor state of maintenance and conservation.

Context:
The property being valued it is located on the first floor of an ancient building of larger size (house and balcony) and on the ground floor of an ancient building with annex and canopy, the latter as a "conjunction" element to the main building, all located in a semi-peripheral area of the municipality of Isola del Liri (FR) and precisely along Via Carnello. Regarding the swimming pool, it is registered but no authorization document has been found, therefore considering the state of complete abandonment and the poor state of conservation and maintenance is attributed a cost as if it were an appurtenant garden area.--2009ac3c6c979a58b3d0ee8764a3fec3!
