Rivarolo Can,se. Large farmhouse for various uses
Five minutes from the city and the railway station that connects Rivarolo with the centre of Turin (Porta Susa), we propose an interesting 'courtyard' building known as 'Cascina Marescialla'.
The farmhouse covers an area of 3,460 square metres. It consists of a central residential 'manor' part on three floors and lateral bodies used for storage, barns, former stables and sheds and a former hayloft partly on two floors.
At the far end of the courtyard are the characteristic 'barchesse', sheds and porticoes serving the agricultural activity. Adjacent to the entrance is a building with the function of a "dependence", which in the past was probably used as the caretaker's dwelling.
The main house and the dependence have a commercial surface area of approximately 300 square metres.
The porticoes, storage rooms, sheds and stables to the side of the main house on the ground floor have a commercial surface area of approximately 750 square metres.
The barn and granary on the upper floors have a surface area of approximately 380 square metres.
The entire commercial surface area of all the bodies amounts to approximately 1430 sqm.
The farmstead lends itself to restoration work, conservative renovation and restructuring with a change of use through the complete recovery of all the 'former rural' non-housing volumes as provided for by the P.R.G.C. of the Rivarolo Can.se municipality.
For this "ex-rural" complex, the change of use is permitted for residential, agritourism and/ or commercial and craft activities. Renovation work must be compatible with the building's typological characteristics. The new 'building tax bonuses' (ecobonus, sismabonus, etc.) make the renovation of existing buildings worthwhile.
