Cabin, to be refurbished, 73 m², Zelbio

A real corner of amenities, worthy of a painting, just a few kilometers from the lake ina aquit and sunny position. Surrounded by greenery and nature in the middle of the Como Triangle, a few kilometers from the shores of Lake Como and in the shade of the mountains surrounding Monte San Primo, a property consisting of two independent buildings with 20,000 m2 of land, partly flat and partly in the woods. The buildings are characteristic mountain pastures dating back to the early 1900s built in local stone and still used as a stable and barn. The largest building of 86 square meters in total is on two levels and consists of a stable in the basement and a barn on the ground floor. The smaller house of 41 square meters in total is instead composed of a single living room/kitchen with fireplace and a bedroom on the ground floor as well as two cellar rooms in the basement. Only the smaller building is habitable but needs to be modernized and restored while the large building has remained in its original state and is still used as a shelter for animals and a barn. They are not connected to the electricity and water mains and are equipped with a rainwater recovery tank. The utilities are present in the area, not in the immediate vicinity, and are to be connected. The part of land immediately around the huts has been arranged with stone walls and terraces. The property is suitable for use both for short periods and for medium/long stays even in winter or it can be used for agroforestry and pastoral activities. Despite being in the mountains at almost 900 meters above sea level, the property is not completely isolated and can be reached by any car via a dirt road up to a few tens of meters from the entrance which can instead be traveled with, especially in winter, a 4 wheel drive car.

- some images were photographed with a wide angle to allow a complete view of the rooms but a site visit is always advisable in case of interest;
- rustic buildings in an agricultural and mountain area;
- to be restructured;
- accessible by four-wheel drive car;
- no lake view;
- quiet area outside the town, not equipped with essential services.
Building registered as C/2 and isolated building with total useful area of less than 50 m2 therefore not subject to the release of an Energy Performance Certificate (Art 3.2 DGR 3868/2015)
