In an independent position on a hill, at 340 m above sea level, in land declared "of high naturalistic interest" and with a splendid 270 ° view of the Umbrian Valley, in particular of Assisi, Spello and Montefalco, we offer for sale a beautiful stone farmhouse from the 1400s on two levels with 2 annexed houses.

HOUSE (150 sq m )

In both buildings the external finish is exposed, in original stone and bricks from the 1600s, as are the internal load-bearing walls of the house they are original and built in local stone (“a sack” walls), with niches, capuchins and longitudinal wooden “sleeping” beams dating back to past centuries.

In the already renovated part there is provision for air conditioning, while the heating works with water convectors heated with butane gas (external donut).

The water system is fed by the municipal aqueduct, there is also a well, currently not in use, since it should be lowered to the current water level.
In the fields there are there are also 2 tanks of about 300 liters, to deal with crop water emergencies.

The sewage system is of the Imhoff type with triple tank and dispersion (suitable for 22-24 people).

It is present, in a detached body, a barn of about 100 square meters. which could easily be closed and used as an agricultural annex or laboratory, presenting a business project.

The property was also designed for its future subdivision into 5-6 apartments of variable size (from 50 to 100 m in order to build a luxury mini-residence with swimming pool (100 m2 to be built). In this case, the land could also be sold separately.

LAND:
The house is located in the middle of the property, which consists of 4.17 hectares of DOP and DOC Colli Martani agricultural land.

OLIVE GROVE:
About 3 HA they are planted with olive trees (there was an old plant with a wide arch, which was thickened in recent years with certified native varieties). The number of olive trees is around 600, of which 300 are centuries-old.
The farm produces an excellent extra virgin olive oil Monocultivar Moraiolo, Monocultivar San Felice (only 2 producers in the world) and traditional Umbrian cru (made with the other 17 olive varieties present on the land).

VINEYARD:
Approximately 10,000 m2, a third of which dates back to about 80-100 years ago (and bred on an ungrafted basis), the rest recently planted (2003-2009).
L The farm produces traditional local wines and specializes in the production of sweet wines, in particular the "Vernaccia di Cannara Doc" sweet wine, so much so that it can be one of the two wineries in the area that can boast of producing and bottling this sweet wine millenary.

ORCHARD:
Over 100 fruit trees on the land, including extraordinary varieties of figs, plums, apples and hazelnuts of very ancient and rare origin.

WOODS:
The property also has marginal wooded areas, located mainly on confi of the property, from which about 60-100 quintals of timber are obtained per year.
