INDEPENDENT CIELO TERRA BUILDING FOR SALE WITH REDEVELOPMENT PROJECT FOR NEW HOUSING UNITS IN COLOGNO MONZESE
The area is set in a private green park of approximately 2200 m2, in the municipality of Cologno Monzese, between via Bolzano and via Val di Stava, in a strategic position both from the point of view of metropolitan and road services.
The building is spread over three levels: two floors above ground on which there is a residential unit of 285 m2 per floor for a total of 570 m2 of GFA, a basement of 285 m2 for use as cellars and parking spaces, a second attic floor to be recovered.
The intervention involves the renovation of the existing building with the subdivision of the ground and first floors for residential use and the recovery of the attic floor, as well as the renovation of the basement floor with cellars and parking spaces to be used for the various real estate units.
The project envisages the construction of a new building for residential use, with related parking spaces and cellars.
From an urban planning point of view, it has just been approved by the municipality of Cologno Monzese the PGT and from the point of view of the safeguard regime in the transitional phase between the old and the new PGT it is highlighted that between the two plans the area in question maintains the same types of intervention. The shared access and all the documents necessary for all the authorizations to begin the building project have been prepared.

THE PROJECT
The project involves two buildings, A and B, for residential use, which stand on a 2200 m2 green park.
The existing building A is renovated and raised by recovering the attic.

In the basement the insertion of new garages, relating to the residential units on the upper floors, with the development of 12 garages, of which 10 singles and 2 doubles; For access, the expansion of the current vehicle ramp is planned. Also at the basement level, a subdivision of the existing cellars is carried out into new cellars to be used for the new real estate units. On the mezzanine floor, the subdivision of the real estate unit into 4 new residential units is envisaged, divided into 3 three-room apartments and 1 two-room apartment, with the related spaces of terraces and private gardens. On the first floor, the property unit will be split into 4 new residential units, divided into 3 three-room apartments and 1 two-room apartment, with the related terrace spaces.
