"Antico Casale di San Lorenzo" San Lorenzo (Lerici) Gulf of Poets, in the municipality of Lerici, Wonderful independent stone farmhouse of about 500 square meters immersed in a natural oasis of 70,000 square meters of greenery in the Protected Park of Montemercello-magra, about 3 kilometers from the beaches, from the Villa Marigola golf course, from the center of the town of Lerici, and about 5 kilometers from the Sarzana motorway exit with a wonderful view of the Apuan Alps and the Carrara marble quarries.
At the center of a large plateau, rare for the Ligurian lands, of about 15,000 square meters, remains well insolated and exposed to the fresh breezes from the north, so as to be sheltered from the sea heat both during the day and at night.
Built in stone in the nineteenth century and later enlarged, it was the residence of three families of sharecroppers with their stables and cisterns. Now completely restructured and renovated, it consists of a commercial area of about 500 square meters divided over three levels, currently used in part as a main residence for 300 approximately 160m2, partly a b&b with four bedrooms, one of which is a suite, and common areas and technical rooms for the remainder, all surrounded by a single property of approximately 40,000m2 and another 30,000m2 scattered around, fenced with electric shepherd for a perimeter of about a kilometer. The property includes a ruin from which it would be possible to obtain another 50sqm on two levels, as well as the possibility of building a swimming pool of about 30sqm.
The farmhouse has been completely renovated, adopting all anti-seismic standards and using only bio materials.
The finishes are of a high standard, we have used first choice materials such as: travertine, slate and solid parquet for the floors, wooden window frames with bottom-hung windows and double glazing, bio-lime plaster , slabs and ceilings in 3cm chestnut beams and planks, insulation of the ventilated roof with 14cm green building panels, bathrooms with shower or whirlpool tubs, in the master bathroom rearrangement for turkish bath.On the outside, only local stone was used for the facades and for the floors.The electrical (220/380V) and plumbing systems are obviously new and up to standard, the underfloor heating in the living area , in the accommodation rooms with independent cold / hot split. The main source of heat is a wood-burning fireplace, with a backup goal boiler, the domestic water is produced almost exclusively with thermal solar panels placed on the roof. There is already the project to place a photovoltaic system of about 5Kw on the other slope.
The structure is suitable for mixed use as now, or, with very few adjustments, to be easily transformed into a single dwelling.
