Description of the property

The farm is located in Loc. Casa Conica, on a beautiful hill overlooking the Tiber valley and the surrounding hills with a view of the Tancia mountains, on one side, and the Tiber, on the other .

It consists of about 20 hectares of arable land of which 12 hectares are arable land and the rest is vineyards mixed with olive groves, woods and more, some of which are dedicated to perfectly maintained and well-cultivated vegetable gardens and orchards.

The properties present they constitute a small hamlet around a central farmyard and are divided as follows: approximately 500 m2 of residential properties, 2 of which (approx. 120 m2) to be restored in the old conical house and another 3 in good condition divided into the manor house, the of the current farmer and in the residence created in the former stable equipped with a large living room with fireplace ideal for lunches and large dinners.
Next to the latter there is a beautiful covered veranda for summer lunches and dinners with a view of the valley.

The other buildings consist of a series of agricultural outbuildings, warehouses and 2 sheds for a total of over 1000 square meters.

Over the roof of one of the sheds and on that of an agricultural outbuilding there are two photovoltaic panel systems of 20 kW and 6 kW which, in addition to self-consumption, provide an income from GSE of around €6,000 a year.
In one of the agricultural outbuildings there are also 2 boxes for horses.
The olive grove is made up of around 300 olive trees which annually produce an average of 600 liters of very high quality oil falling under the Sabina DOP typology.
The wine produced is also of good quality although of an artisanal level.
Within the agricultural outbuildings there are spaces for breeding courtyard animals (rabbits, hens, pigs) or possibly boxes for breeding and/or boarding dogs.

The whole company is in a perfect state of maintenance and equipped with means and equipment for agricultural cultivation as well as a well for irrigation .
The sewage disposal system was recently built and authorized according to current regulations by ditch and sub-irrigation.
Both water and electricity utilities are present and active while the heating of the residential accommodation is guaranteed by independent boilers and wood-burning fireplaces.
The property is located about 40 minutes by car from the center of Rome and can be easily reached both by train and by car along the A1 motorway, exiting at Ponzano Romano (Soratte) and then taking a short stretch of the SR 657.
