The building is quadrangular in shape with a masonry load-bearing structure; Since the construction of the Tanagro Hydroelectric Power Plant, which took place in the first twenty years of 1900, it has been used as a guard house and guesthouse. It is located on the right bank of the Tanagro River and in the immediate vicinity of the famous "Grotte di Pertosa", site of of national speleological, archaeological and naturalistic interest with high attendance. The building is spread over the basement, raised ground floor and first floor with internal staircase; it is quadrangular in shape and consists of eight large rooms, as well as two bathrooms, closet, corridors, cellar; the cellar floor is accessible from another external staircase and consists of large communicating rooms equipped with windows. All internal and external walls are plastered.

The property falls in the "D1 - Environmental Respect (Hotel)" zone of the current PRG approved by Decree of the President of the Provincial Administration of Salerno n. 16928 of 14/**/**** **; please refer to this urban planning instrument for any further information in this regard.
The Municipality of Pertosa is part of the Vallo di Diano Mountain Community and is classified as a 1st category seismic zone.
It should be noted that, in relation to Legislative Decree.
