On the hills of the Val d’Orcia, between San Quirico and Castiglione d’Orcia, country house to be restored with panoramic views. The building (368 sqm) currently houses two bedrooms (with the possibility of creating a third one) and is surrounded by a covered paved terrace overlooking the Val d’Orcia. Approximately 7,870 square meters of land with olive trees surround the farmhouse and the trees shelter the structure from prying eyes.
Basic services are available in the nearby village (2km; 5’) or in San Quirico (7km; 10’). A short distance from the property is also Bagno Vignoni with its thermal springs. Moving away from the farmhouse, towns such as Pienza, Montalcino, Montepulciano and Siena can be reached in less than an hour.

DESCRIPTION OF THE BUILDING
The country house (368 sqm – 3,960 sqft, 2 bedrooms and 3 bathrooms) is on three levels, all connected internally by stairs. The building is in excellent structural condition and only needs modernization and internal renovation work.
The ground floor houses the living area of the farmhouse, consisting of a large dining room with adjoining kitchen, a private office space to the side of the entrance, a living/TV room and a bathroom. To the rear are the woodshed and a storage room. The living rooms all exit onto a large paved and covered terrace with views over the Val d'Orcia.
Ascending to the first floor from the internal staircase, the central hallway gives access to two bedrooms (one with en-suite bathroom) and a bathroom. From the master bedroom a staircase leads up to the turret where there is a comfortable private office space (or bedroom if preferred).
From the kitchen one also descends to the underground cellar (located just below the terrace), which consists of four rooms that can also be accessed from the outside via a descending ramp.

EXTERIORS
The farmhouse is surrounded by 7,880 square metres (1.9 acres) of garden, shaded by tall trees and dotted with about 50 olive trees that produce an excellent Tuscan extra-virgin olive oil (up to 100 kg of oil in the best years).
The building is surrounded by tall trees that hide it from view on the side facing the road, while on the opposite side the hillside allows the view to open up to the hills of the Val d'Orcia and the fortress of Castiglione d'Orcia.
