In the hamlet of Gravona, at an altitude of about 600 meters above sea level, a few kilometers from the ski slopes of San Domenico and the Alpe Veglia Natural Park, and less than two hours from Milan, we present an old detached stone house roof, with private garden.

COMPOSITION:
The house is currently organized as follows: on the LOWER FLOOR we find the living area consisting of a single room equipped with French doors with exit to the stone balcony, and a toilet; on the UPPER FLOOR (currently accessible only from the outside, but with the possibility of being connected internally as well) we find the sleeping area consisting of a large bedroom, which can be divided if necessary, and a second bathroom. The upper floor also has its own balcony, this time in wood, from which you can enjoy a lovely panoramic view.
The attic offers the possibility of obtaining a romantic wooden mezzanine, which would constitute a study-hobbies area characterized by exposed wooden beams and dormer window overlooking the valley, and a window.
On the BASEMENT FLOOR there is the cellar, with vaulted ceilings and a wooden entrance door with original wrought iron locks.
To complete the property there are two portions of the garden, one located right in front of the entrance to the cellar and the second located near the main road, also convenient for the presence of a small warehouse (used in the past as a chicken coop, and regularly stacked).
Finally, there is a small wooded area located a few meters away from the house.
A few steps from the house we find a public car park, and it is also possible to park the car on the property located near the warehouse.

STATE OF THE PROPERTY:
The nucleus of the hamlet of Gravona is of ancient construction and probably dates back to the mid-eighteenth century (the date 1762 can be read on the fireplace of the adjacent house).
It is still possible to identify many original elements, while others have been restructured in more recent times, while maintaining the same architectural style and a similar use of materials.
The roof of the house is in stone with exposed wooden beams, while the load-bearing structure, also original, is in stone.
The slab which divides the two main levels was redone around 2003-2004 (the year in which a renovation had begun, which however was not completed), while that of the attic is in wood (original).
The bathrooms, once located externally , have been connected to the internal rooms to make them more comfortable and practical.

Thanks to the presence of the external staircase, the two bathrooms and the two portions of the garden, this solution can be thought of both as a single family home and as two smaller apartments , independent of each other, perhaps to be offered for rent for tourist rentals and as a B&B.
