Farmhouse gioiella, Castiglione del Lago

Casetta Selvella is a stone farmhouse dating back to the nineteenth century, surrounded by the green Umbrian hills and located in a small village a few kilometers away from Castiglione del Lago, one of the oldest and most picturesque villages in the region. its geographical position, between Tuscany and Umbria, is absolutely privileged, thanks also to an excellent network of road connections, for visiting, with short journeys, the numerous and all interesting tourist destinations of great food and wine, cultural and artistic surroundings: Montepulciano, Pienza, Cortona, Orvieto, the Val d'Orcia are a short distance away, but also the main cities of art such as Siena and Perugia; without forgetting, finally, the famous spas of Chianciano Terme and San Casciano dei Bagni.
Object of recent restoration, in which while respecting the original plan, it has been equipped with all comforts and carefully finished according to the dictates of the architectural tradition local, with characteristic attics with exposed wooden beams and handmade terracotta floors on the ground floor.
The farmhouse is spread over two levels. The entrance on the ground floor leads directly to a spacious living area consisting of sitting room with fireplace, dining area and kitchen forming a single open space. The floor is completed by a study with a single sofa bed and a bathroom with shower. The entire ground floor is well connected to the external areas via French windows which, from the kitchen and living room, open onto the porch with dining area, while the study leads to the pool area. The first floor, reached by a staircase from both inside and outside the farmhouse, houses the sleeping area, consisting of two double bedrooms (one of which with a divisible bed and a panoramic balcony) and a bathroom with shower and bathtub.
The property is completely fenced in and occupies an area of approximately 3000 m2. The internal park, largely covered by a well-kept lawn that surrounds the entire house, houses an olive grove and an inviting vegetable garden available to guests who want to taste the genuine products of the land. The garden, all around, is embellished with a varied assortment of aromatic plants and colorful flowers with intoxicating scents, such as roses, oleanders, irises, gladioli and invites guests to spend their days outdoors admiring the evocative spectacle of nature which, with its cycles, covers the surrounding landscape with iridescent and extraordinary colors and shades. The portico, easily accessible from the kitchen, is equipped with table and chairs for eating al fresco. A second portico, adorned with wisteria plants, with armchairs and a table, on the side of the living room, represents a pleasant relaxation area which offers a beautiful panoramic view of the peaceful countryside. Finally, in the pool area, a pergola equipped with table and chairs and, with the adjacent barbecue, form the ideal setting for organizing delicious al fresco grills. The swimming pool is located in the internal garden of the property and is about 5 m from the house. It is located on the same level and enjoys a beautiful panoramic position over the surrounding countryside. It has a rectangular shape with dimensions of 7 x 4 m and a constant depth of 1.5 m. The pool is lined in PVC with a travertine border and is equipped with Roman steps for access to the water. The purification plant is chlorine. Around the pool there is a large solarium area covered with a well-kept lawn and furnished with sunbeds and deck chairs. To complete the area there is a pergola with table and chairs and a hydromassage tub. The swimming pool is open from the last Saturday in April to the first Saturday in October.
