The properties are located in the municipality of Fonzaso (BL), in the Arten area, with entrances in via Nuova n. 100 and n. 102 and via Molini n. 1.
These are two buildings with uncovered areas and common parts.

The first real estate complex, via Nuova 102, is identified in the Building Registry on fg. 23 part. 587 sub. 1 and sub. 2 and consists of a complex set of buildings which make up, on the basement and ground floor, a commercial unit (sub. 1) and on the first and second floors a house with attic (sub. 2).
The second real estate complex, with entrances on Via Nuova 100 and Via Molini 1, is identified in the Building Registry on fg. 23 part. 588 sub. 3 and sub. 4, and consists of a building, with a shop on the ground floor (sub. 3) and on the ground, first and second floors, two residential units (sub. 4), plus attic and cellar.

The building is equipped with an internal asphalted courtyard on which, in fact, there is an easement for access to the real estate units of the part. 588 sub 2 and 4. Sub 1 includes the ground floor plus an underground warehouse, once used as a distillery and then transformed for cheese maturing and trading activities. The main body is made up of warehouse/cell rooms and a central atrium with a wooden staircase leading to the first floor (sub 2). The underground compartment is located under the office, has an internal height of approximately 2.60 m and the compartment is not ventilated or naturally lit. Access is via an internal staircase connected to the warehouse and the office. The real estate unit is overall in a terrible state of conservation and maintenance. The systems are partial, partly non-functional, old and not up to standard. The real estate unit is not usable and requires restoration, seismic and energy improvement interventions. For none of the systems was the project or compliance documentation found and, upon indication of the Judge, the Energy Performance Certificates were not prepared.
