Two-family villa via Statale per Fanano 67, Sestola

FANANO or SESTOLA "But here I am in the municipality of Fanano or in the municipality of Sestola" I ask Licia the owner of the house. "We are in the municipality of Sestola but very close to Fanano". She replies.
"This has always been my holiday home but now you know Lucie, my daughter got married and now lives in Australia and therefore I too hardly use it anymore. Look Lucie, it's great in this house ..."
While Licia is talking to me about her house I see her eyes, they are those of the person in love... And how can I blame her.
I know this very small village well: here in Ceragneto I have already sold other houses and I must say that the buyers are very happy with their purchase, they always tell me so, every time I see them in the village.
But let's talk about the little house now. This is a really nice cottage. It was built in the 1980s, after all you can clearly see it from the finishes (tiles).
It's an interesting project: a beautiful living area with a large fireplace, an attic roof and a cottage-style kitchenette. Very bright and with the access door that opens onto the porch.
From the living area I go down three steps and enter a corridor that takes me to a first bedroom, a bathroom and the laundry room. At the end of the corridor is the staircase that takes me upstairs, to the sleeping area, which is also entirely in the attic. Here two bedrooms and a nice bathroom for a total of THREE bedrooms
Now I know that the floors and walls of the bathrooms are a bit dated but usually when you move house the bathrooms are often completely renovated....
In the front area on the porch there is a private garden.
At 30 meters from the house there is a nice garage with toilet and wooded land.
