The company builds and sells 16 new residential apartments in energy class "A3" in self-financing.
The project involves the construction of a multi-family building for residential use which rises to 3 floors above ground and extends over 3 stairs with independent access. In the basement there are 27 garages of different sizes and cellars. The real estate units intended for residential use are divided into living areas, kitchen, 1-2-3 bedrooms, main bathroom and large closet with the possibility of turning it into a second bathroom or laundry room. During the design phase it was decided to pay attention to the comfort of the people who will live there, therefore the three-room and four-room apartments all have double exposure with living areas facing east-southwest; the bedrooms and kitchens have direct access to the balconies; from the living room you can access a beautiful terrace of over 12 m2 through a large 2.40 m window; the living rooms are over 22 m2.
The apartments can be customized according to the buyer's needs thanks to the constant consultancy of the architects.
The company sells directly so there are no agency costs.
TECHNICAL CHARACTERISTICS:
Achieving the class A was possible thanks to:
Use of insulation with a vacuum box system and correction of thermal bridges.
Underfloor heating system powered by a primary brand individual heat pump which also provides domestic hot water (for kitchens and bathrooms). Energy saving comes from the use of this heating system which requires the water to circulate in the circuits at 35°/38°. Furthermore, the installation of individual heat pumps eliminates the classic management problems typical of condominium heating systems (defaulting condominiums, responsible third parties, etc.)
Predisposition for ducted cooling and can be connected to the heat pump already supplied, avoiding splits but using the most discreet grilles.
Wooden windows with high thermal and acoustic performances of light color with motorized aluminum roller shutters.
A 16 kW photovoltaic system will be installed on the roof which will be managed as a self-consumption group.
The recirculation of air inside the accommodation will be guaranteed by a centralized Controlled Mechanical Ventilation system with heat recovery. The system involves the extraction of air from the kitchens and bathrooms and the introduction of clean and partially heated air into the living rooms and bedrooms on a continuous basis.
The specifications are of a high standard and include two series of sanitary fixtures to choose from, porcelain stoneware of various sizes for floors and walls including the 90x15 wood effect, video intercom, internal doors with 5 different colors and finishes, etc...
