FANANO I returned three times to be able to photograph this villa properly. The big difficulty I found is the chestnut park which by its nature generates shadows (in addition to the coolness and the chestnuts) shadows which have a lower brightness than the directly illuminated areas and therefore create dark areas and areas, in jargon, "burned" by the light.
But it was worth it. I went back three times but in the end the result is not bad, in fact, the villa but above all the park are really beautiful in photos. BUT, and believe me, they are even better in person! The villa has two entrances: one from the street below, pedestrian and very scenic which crosses the entire chestnut park until reaching the "beautiful portico" leading to the large living room and the second , driveway, very panoramic which leads alongside the park, to the side of the garages. As I told you, the park is very interesting, large and well looked after. In it we find walkways, trees of various kinds (mainly centuries-old chestnut trees), lawn areas, tables and benches and a small building used as an oven.
The villa is all surrounded by this wonderful garden.
As I was saying, the villa needs to be restored. The owners carried out an important consolidation work on the foundations with piles and injections which however led to the breaking of all the floors on the ground floor and certainly of the systems drowned in it.
But this is not necessarily a bad thing because the tiles were from the 70s and they were old and out of fashion. For example, I would see a nice resin floor that would look great with the high ceilings and large windows. If this house were mine I would take advantage of the important incentives for thermal, anti-seismic and normal renovations to refurbish it, because with a park so, with these volumes here, and just 800m flat distance from the town, it's worth it.
Now, however, I'll give you a "normal" description of the rooms:
From the large hall, I look past the columns of the portico, from the windows you can see only the centuries-old chestnut trees of the park. The living room is double with a central fireplace: two living areas, a dining area and a bar area. But, having to redo so much and things, I might also think differently. I see myself in the warmth of the fire with a pan of chestnuts while the snow falls lightly outside....
From here I pass into a large kitchen, the bathroom and the large double garage.
From the living area, next to the bar counter there is a staircase that leads upstairs where there are 5 bedrooms, two of which have an exclusive balcony, one has an exclusive bathroom and another bathroom dedicated to the sleeping area. Here there are also two large attics which are currently unused. In 2023 the villa underwent a major consolidation intervention. The intervention is guaranteed, certified and all the documentation can be consulted in the agency.
