Reference Code LOM1197 – Enel sells two rustic stone buildings and a third collapsed building of which only traces of the site remain visible, as well as some appurtenant land; further land owned by ENEL ITALIA SpA is present in the immediate vicinity and bordering the property in question, but is outside the scope of this sale.
The first building, bordered by the road and near a hairpin bend, consists of a stone hut developed on two overlapping and mirrored environments. Being built halfway up the hill, access to the upper floor (P1) is via a door located almost at street level while the lower floor (PT) is accessible via a second door reachable via an external stone staircase leaning against the building. The building has a pitched roof with a wooden structure and stone roofing, all in poor maintenance conditions. Inside the upper floor (H=approximately 2.40 m) there is a wooden floor and a window, with an internal wooden frame and (broken) glass without blinds, facing the lake which however is not visible due to the woodland vegetation present in the surrounding area. The ground floor (H=approximately 1.90 m), in addition to the access door, has no further lights. (map 4938)
The second building, built a little further downstream than the previous one, can be reached from the first via some stone steps currently infested with vegetation and is also built halfway up the upper floor (H=2.20 m approximately) equipped with an access door facing upstream and a small window facing downstream towards the lake. An internal hatch connects to the lower floor which constitutes a sort of warehouse but is completely unusable given the low internal height of less than one meter (H=approximately 0.80 m). The structure of the building is made of stone and the roof is partially collapsed and repaired with Marseille tiles placed on the ridge line. (map 9993)
Nothing remains of the third building other than some parts of the stone perimeter walls just sufficient to identify the original site. (land registry map 9992)
In relation to Ministerial Decree 37/2008, containing provisions regarding systems inside buildings, the conformity of existing systems in the building with safety regulations is not guaranteed.
It should be noted that the building is subject to the provisions of article 12 of Legislative Decree 42/2004 and spi on the subject of «Cultural Interest Verification» by the Superintendence of Cultural Heritage; this eventuality will be verified following the award.
