37757 - Compendium located in the Municipality of Imperia, on the edge of the historic center of Imperia-Oneglia, with pedestrian access only from Strada Vicinale Cascine, consisting of:
a) property for residential use consisting of an isolated house, distributed over two floors, with four free sides, with main exposure to the south-west; east side in adherence with the boundaries of the maps. n° 1830 and n° 851. The building was created with a load-bearing structure in reinforced concrete and brick infills approximately 30 cm thick. and hipped roof with wooden structure and covering in Marseille brick tiles. The floors are partly in porcelain stoneware tiles and partly in wood and the internal walls are plastered and painted. The state of conservation of the property is not good, it has several spots of rising damp in the portions of the masonry on the ground floor which cause the plaster and paint to flake and detach both inside and outside the building. On the ground floor in the portion below the terrace, south side, there are several damp stains and detachments of the paint probably due to infiltrations due to the poor state of conservation of the waterproofing sheaths. The exposed electrical system is not recently built and does not comply with current legislation; the heating system has cast iron radiators and a gas boiler, in a poor state of maintenance, which is used both for heating and for the production of domestic hot water. The external windows and doors are quite dated, presumably dating back to the year the property was built, and have a wooden frame and single glass, with the exception of some shutters in the north-facing portion which are made of aluminum and therefore of more recent construction.

The area (garden) appurtenant to the building for residential use mentioned above, included in the sale, is indicated in the map attached to the appraisal as an urban courtyard with a surface area of approx. 438, and is registered in the Land Registry of the Municipality of Imperia, ON section, f. 3 maps. 213, urban area, Via Vicinale Cascine n. 9th floor T.
b) warehouse (identified in the appraisal with no. 1) located within the appurtenant area of the house (garden) but is in no way communicating with the latter. The state of conservation of the warehouse is decidedly below ordinary; each constituent element indicates a mandatory need for extraordinary maintenance. The external walls are in plastered and painted bricks and the roof is in a wooden structure with a brick covering in Marseille tiles. As regards the systems, we note the presence only of the electrical system which is no longer up to standard.
