Farmhouse Benano, Orvieto

15 km from the A1 Orvieto exit, historic farmhouse, completely restored, very easy access, swimming pool a few steps from the house, in the center of an estate.
The farm
It is located just 15 km from the A1 Orvieto exit motorway, has a surface of 6.5 hectares of which one hectare is woodland, the remaining 5.5 are divided between one part, approximately 3.5 hectares, where a hazelnut grove consisting of 1300 plants extends, on another part of approximately 1.5 hectares there is a olive grove of 500 plants with the qualities of Moraiolo, Frantoio and Leccino. The remaining 0.5 hectares are cultivated with vegetables and flowers, all the land and products are certified organic. Scattered throughout the property there are also various fruit plants, figs of different species and cherries. The property is accessed by a large wrought iron gate passing through an avenue bordered by 20 chestnut trees and 30 cypresses that outline the path.
The farmhouse
It was born in the center of the farm, dates back to the second half of the 19th century and was inhabited until the 1970 and then remained uninhabited until 2004 when it was renovated. The farmhouse covers a surface area of approximately 450 m2 and is made up of 3 apartments. The first on two levels has a surface area of approximately 250 m2, on the ground floor there is a kitchen, large living room with fireplace, a bedroom and a bathroom paved in terracotta. Castel Viscardo; on the second floor three large bedrooms, a bathroom paved in parquet. The second of 110 m2 consists of a large living room with fireplace, kitchenette, two bedrooms and two bathrooms all paved in terracotta from Castel Viscardo. The third of 80 m2 consists of a kitchen, living room, a bathroom and a bedroom, all with terracotta floors from Castel Viscardo.
All apartments are equipped with sinks in the kitchens made from a solid block of Carrara marble.
On the outside there is a square entirely in travertine with a 15 by 7 meter swimming pool equipped with a Roman staircase to allow entry with a radius of 3.5 metres. It is possible with a truly reasonable expense to combine the apartments into a larger and a smaller one for guests, or all three in a single home. In the garden there is also a brick barbecue and connected to the house there is a room used as a completely renovated vaulted oven where bread was once baked also for the farmhouses around.
The farmhouse is equipped with a septic tank and is supplied with water from the aqueduct. It is also equipped with a rainwater recovery tank on the roof and forecourt which can be used to irrigate the garden for example.
The apartments are all self-heating powered by LPG with cast iron radiators.
The annex
Inside the structure near the house there is an agricultural annex of approximately 120 m2.
The structure is new, demolished and rebuilt in 2004 exactly as it was.
There is also an expansion project of a further 70 m2 for garage use.
