On the borders of the Alta Maremma, at the foot of the historic center of Rosignano Marittimo, we offer AGRITURISMO with EQUESTRIAN CENTRE.
The total area of ​​the property is over 35 hectares. The part dedicated to the farmhouse extends over an area of ​​over 13 hectares on which there are residential accommodations which extend over an area of ​​approx. 1000 m2.
The other lands that complete the property, flat and hilly with different agricultural uses, are located in the same municipality of Rosignano Marittimo, both in the immediate vicinity of the farmhouse and in the localities of Acquabona, Chioma and Malavolta, for a total of further 13 hectares . Other land is located in the municipality of Castellina Marittima for a further 8 hectares.
The property is equipped with a PHOTOVOLTAIC SYSTEM capable of producing electricity. The activities carried out within the complex are those of AGRITURISMO, CATERING, HORSE RIDING AND SALE OF OWN PRODUCTS.
The fulcrum consists of an ancient, completely renovated farmhouse, in whose large spaces as well as in the nearby annex, 18 ROOMS WITH BATHROOM have been created, equipped with independent heating, air conditioning and TV. Furthermore, the structure is equipped with a farmhouse catering dining room with 45 seats, an additional third-party catering dining room with 40 seats, a kitchen, as well as various services (bathrooms, changing room, pantry, laundry).
In the large shaded GARDEN, of approx. 3000 m2 with English lawn, served by an automatic retractable irrigation system, there is a 100 m2 infinity POOL furnished with all comforts such as external and internal lighting system, showers, bathrooms, children's play area and a SOLARIUM of approx. 350 m2.
Next to the swimming pool there is a 60 m2 CANOPY, complete with furnishings (tables, chairs and lighting), used both as a summer dining space and as an area for reading, playing or relaxing in an armchair.
The horse-related activities of the Equestrian Center are taming and training, competitive riding school (show jumping and dressage) and for beginners, preparation for country riding, preparation for show jumping, training for working riding, sales and retirement and is made up of a series of equipment, structures and services capable of satisfying every type of need. It is in fact equipped with:
- COVERED RIDING ROOM of 1250 m2 with irrigated sand bottom with lighting system, stereo diffusion system with speakers and box used as a grandstand for a total of approximately 30 spectators;
- 2 COVERED STABLES for a total area of ​​470 m2, as well as a further covered external surface of 36 m2, made up of 26 BOXES equipped with feeder, self-levelling drinker and sliding doors;
- Irrigated sand OBSTACLE COURT with COVERED GRANDSTUDE;
- SCHOOL FIELD in sand 20x50 m irrigated and equipped for work riding;
- 2 HORSE TRAINING ROUNDS with sand bottom, one with automatic irrigation
