Farmhouse Strada Statale Maremmana, Orvieto

Halfway between Orvieto and Lake Bolsena, in southern Umbria, small farm with farmhouse and horse facilities for sale. The 14.6-hectare estate is set just outside a small medieval village and revolves around a renovated stone farmhouse (306 sqm) divided into three apartments. The property includes an organic vegetable garden, a small stable, and a paddock for horses.
The nearby village offers all necessary services (2km; 5’) and is also within walking distance. The two towns of Orvieto and Bolsena, however, are about 20’ drive away and offer all the services not available in the village. Other towns in Umbria and Tuscany can still be reached in just over an hour (Todi, Saturnia, Montalcino, Terni...).

DESCRIPTION OF THE BUILDINGS
The farmhouse (346 sqm – 3,723 sqft, 4 bedrooms and 4 bathrooms) is laid over two floors.
On the lower level are several rooms, some of which pretty generous in size, that have been completely restored and renovated to create two apartments: the smaller one is made up of a living room with cooking corner, bedroom and bathroom; the greater one of a spacious living room, kitchen/workshop, bedroom and bathroom.
On the upper level is the owner’s dwelling made up of a spacious living area with open plan kitchen and dining space, three bedrooms and two bathrooms. The two levels are not connected inside and each apartment enjoy its own independent access from outside.

EXTERIOR
The farm covers about 14.6 hectares (36.1 acres) arranged mostly in a flat and slightly hilly area. All around the farmhouse is a well-maintained meadow (about 6,000 sqm) on which a swimming pool could also be built.
Agriculturally, the farm deals with both cultivation (mainly vegetables) and breeding, with specific focus on horses and ponies that find in this area the ideal environment. Thanks to the pristine environment, the owners have also decided to raise bees in what basically became a conservation “oasis”.
