Single family villa via Poggetti 17, Santa Maria a Monte

This is a demolition and reconstruction intervention of existing volumes, with a simultaneous "change of intended use", in order to obtain an anti-seismic single-family residential building.
In the event of purchase (by a "natural person" in possession of the legal requirements), the buyer will accrue a tax credit equal to 85% of €96,000 for a total of approximately €80,000, which may be transferred in the form of "invoice discount" to the construction company, thus bringing the amount of outlay for the purchase to €370,000 instead of €450,000
Thanks to the high degree of thermal insulation achieved, consequential to the installation of the coat, the ventilated roof and the choices implemented in the plant design, this building, at the end of the works, will be classified in "Energy Class A4" the highest in scale, beyond which there is only the passive house.
The relevant land, having a cadastral area of m2. 11,200 is equipped with an artesian well approximately 62 ml deep, with starmatic pump, powered by 220V single-phase current and a 5000 liter capacity tank, where rainwater has been channeled. Possibility of creating n. 2/3 garages of 20 m2 each
MAIN FEATURES AND EQUIPMENT:
1) Heating system of the building, present in all rooms, of the "underfloor" type, powered by an electrically operated "heat pump". 2) Domestic hot water, equipped with storage, also powered by an electrically operated "heat pump". 3) The building, without connection to the gas network, will be completely powered by electricity, partly self-produced, from the photovoltaic system located on the roof, having a peak power of 6 kW. This system will be equipped with a "hybrid inverter", which will make it suitable for the subsequent installation of storage batteries.
4) The casing is made of 30 cm anti-seismic poroton blocks, and covered with EPS thermal insulation, with a thickness of 10 cm. 5) The fixtures are of the "low-emission" type, composed of a PVC/wooden frame and 4 layers of glass, forming insulating chambers filled with special gas, equipped with double/triple gaskets and, where possible , also open to “vasistas”. 5) The roof is equipped with thermal insulation made with ISOTEC panels, designed to guarantee under-tile ventilation. 6) Basic home automation. 7) Preparations for the subsequent installation of: Alarm and Video Surveillance, Air Conditioning, Centralized Vacuuming, Vehicle Charging Column and Data Network
