3-room flat via Gippini, Centro, Orta San Giulio

This delightful flat is located in the heart of the medieval village, not far from the church of San Rocco and the public gardens overlooking the lake of Villa Bossi, the current seat of the municipality.

The apartment is on the second and last floor of a historic building with few units (there are no condominium expenses).

Upon entering we immediately bump into the double living room, with an area dedicated to relaxation with sofas and armchairs and one dedicated to the dining area. The floor is made of terracotta-coloured tiles and the exposed ceiling beams give us a warm and intimate atmosphere.

A French window lets the light filter through and takes us to the balcony overlooking the interior gardens of the other units. The room is directly connected to the eat-in kitchen that overlooks Via Gippini. The corner kitchen is made to measure and offer space for lunches and dinners (in addition to the dining room, of course).

The flat is on one level but is characterized by a continuous up and down to make the most of the space.
A few steps divide the living area from the sleeping area. In the corridor, a built-in wardrobe will be useful for storing linen or seasonal changes.

We immediately meet in the small bedroom and then the windowed master bathroom with a tub. From here a few more steps lead up to the master bedroom which overlooks a small alleyway.

We find a second service bathroom near the entrance. In the ante-bathroom there is a storage room.

This little gem lacks nothing.

If you desire to go out for a walk, you can choose whether to head for the piazza to have a coffee or an aperitif or refresh yourself in one of the renowned restaurants in the centre, or choose the lakeside promenade where in the warmer months you can dive into the clear waters of the lake for a regenerating swim.

A practical cellar on the ground floor of the building is also included in the offer.

“In the past, Strada Lunca (now Via Gippini) was a public alley that later became a private street. On the ground floor there was a workshop, cellar and stable, two noble floors above, the loggia and servants’ rooms. Another part was made of less valuable buildings (the one where this apartment is located ). It was dedicated to vegetable gardens and completed what we can call a ‘Villa’ quarter. A house that was actually a small hamlet. It has the characteristics of self-sufficiency that almost reminds us of a monastery (water sources, vegetable gardens, farm animals, stables)”.
Nowadays, the house is divided into many properties and has undergone many changes, but what makes it special is its soul, rich in history and connected to the neighbouring houses.
