Visiting this property is like visiting the world of a great time. Despite being an ancient villa, it was also used as a farm and the interior could be that of a museum. It is certainly worth it for those looking for a property in a very central location in a town just north east of Perugia. There is work to be done, but the potential is endless! The annex, like the villa, needs to be renovated, building land, ample parking, all different ingredients for a varied use. The main features of this property are:
central location
lots of space
wide possibility of expansion
comfortable flat land
possibility to combine various destinations
The villa
This charming property is located along the ancient main road which was used long before the E45 channeled modern traffic both northbound and southbound. The main building dates back to the 1920s and has a rectangular shape of 20 x 12 meters and is spread over four floors. As was customary at the time, the villa is slightly hidden behind a row of mature, round green holm oaks. Behind the greenery the facade opens up with an elegant entrance door which gives access to a central corridor. The ground floor offers the traditional accommodation, the kitchen and dining room, the living room, the study and two further rooms which were used for crafts. From the kitchen you access the cellars characterized by beautiful brick arches and columns. These spaces are also accessible from the outside.
The first floor plan is composed of central corridors that give access to the bedrooms. On the left of the staircase there are two large bedrooms and a shared bathroom. On the right there is another very spacious room and two smaller ones as well as a rope room.
The second floor is composed of a modest bedroom, a large wardrobe, a study and a bathroom as well as two other rooms for artisanal use on the left side. To the right are two huge attics which were used to store agricultural products.
Structurally the building is in good condition, but it is obvious that it requires complete modernization while some parts require renovation work. It would be worth saving, for example, the old wooden floors and ceilings, the original staircase and other elements to maintain the atmosphere.
The annex
This absolutely charming stone building needs a complete renovation. It featured horse stables on the ground floor and the external staircase led to the former caretaker's space on the first floor. The decorations demonstrate that it was not just any outbuilding but an important property. The potential to become a delightful home is there waiting to be exploited!
Being part of the Restructuring in Umbria group we can provide estimates in advance. It is possible to divide the land and sell the annex in its entirety.
Extras
In addition to the above, the property has an old well, a small stable to renovate but also offers building land of 2,580 m3 to be built and an independent entrance at the back. Of course it depends on the needs and desires of any buyer what purpose this land can serve. It is possible to sell it separately or develop the land.
The surroundings
The small village offers services such as supermarket, bar, hairdresser and some small shops. As a backdrop to the east side there are hills with vineyards and woods. Winding roads offer panoramic views up to the beautiful city of Gubbio (30 km). On the western side extends the plain that leads to nearby Perugia (10 km). An ancient city with Estrucan roots, today a lively student city. Perugia is the capital of Umbria with a large historic center and interesting sites to visit. Umbertide, known for its agricultural market, is 17 km away, the famous Antognolla Trent Jones golf course is just 18 km away. Assisi is still close (32 km) and attracts around 2 million visitors throughout the year.
