Inserted in a unique context and position of its kind, in the countryside of the Misano Monte hills, 10 minutes' drive from the sea, a single-family residence created from a period cottage and completely rebuilt in 2010 after 2 years of work is available for sale. carried out with extreme care by capable local professionals and craftsmen, who have been able to maintain its historical soul by using refined and valuable materials.
The villa is arranged on two levels above ground plus the underground level, where the large garage is located, cellar and laundry area. It is divided into a main residence and an apartment with a completely independent entrance on the ground floor. The main residence is composed on the ground floor of a large living room embellished with a marble fireplace, kitchen, bathroom and study. Both on the sea side and on the inland side there are two large porches ideal for enjoying the pleasant sea breeze and good company. From the day hallway, the hand-finished staircase in marble and wood leads to the upper floor where we find the 3 bedrooms and two other bathrooms, one of which has exclusive access from the main bedroom. The large terrace surrounded by brick arches accessible from two of the bedrooms offer views of both the sea and the hinterland.
Every single brick with which the villa was built is handmade, the flooring on the ground floor was made of high quality and large Modenese ceramics (60x60), while the upper floor was made with parquet of fine brushed oak produced in Italy.
The coverings were made with high quality and refined ceramics and marbles.
The internal doors are in national walnut wood and the painting of each of these by hand has kept the pore clearly visible, a symbol of naturalness and value of wood. What makes them even more unique are the frames produced and assembled in the factory and not on site. This type of assembly guarantees perfect symmetry for each opening.
For the frames with double glazing, treated chestnut wood was used instead, with mosquito nets incorporated into the frame.
The garden of approximately 4,000 m2 is embellished with approximately 40 olive trees, of including 30 over one hundred years old, fruit trees of various kinds and a vegetable garden. Thanks to its size, it is possible to install a large swimming pool.
For the production of hot water, solar panels have been installed in the garden which guarantee a capacity of 200 litres.
