My villa is located in an enchanting position, on a small hill overlooking the surrounded valley by mountains covered with a lush forest.
It is a lovely villa on two floors, surrounded by a large green garden and further on there is a terraced area that I have designated as an orchard.
At the top, in the last of these terraces there is a very private location where I have always thought about installing an above ground swimming pool. I think an in-ground swimming pool would also suit but you will need to ask for the necessary municipal permits.
The house has two entrances: one is an ancient and picturesque historic pedestrian path of only 30 metres, one of those old stone-paved paths with grass that grows between the cracks in the stones. The other entrance is modern, accessible to vehicles and equipped with a large and imposing automatable gate that opens directly onto the street.
The villa is composed as follows: on the ground floor, next to the main entrance, there is a beautiful laundry room which also serves as storage room and woodshed, where there is a latest generation 9 kg class A+++ washing machine that I leave in the house, a convenient sink, the boiler and the pantry. Continuing from the main entrance, there is a living room with kitchenette and an area 75-inch Samsung ultra HD TV, and a spectacular Nordica wood stove, economical and equipped with bread oven and hob. I also leave these two objects of great value.
This stove is exceptional, think that it alone heats the whole house!
In the same room there is also a traditional gas cooker, a table and a sink in Carrara marble.
From living area leads to a beautiful new bathroom with shower cubicle and glass door. On the upper floor, reachable via a comfortable staircase in satin galvanized iron and wood from the living room with kitchenette, there are two splendid double bedrooms, one larger and a smaller one.
The larger bedroom leads to a wonderful terrace with a breathtaking view of the forest and the valley.
The villa, in addition to being a home of great charm and country chic, is equipped with a satellite dish, internet Wi-Fi and telephone system.
I leave the house fully furnished with its furniture and details in country chic style with the exception of ornaments and some personal effects.
A large park and olive grove of 2500 m2 is the home garden, plus another 2500 m2 of forest above connected to the house via a gate part of the new fence are part of the property. The entire garden and olive grove are delimited by a fence made with electro-welded mesh measuring 2 m x 2 m, 10x10 mesh, supported by poles of chestnut, completely new and completed together with the work on the house in 2024.
The villa is located in the magnificent Lunigiana Tuscany, on a hill 450 meters above sea level in a hamlet of a small town in the municipality of Fivizzano, on the border with the city of Carrara, which is just 25 minutes away by car. 45 minutes away are the enchanting sea beaches, where you can visit the renowned resort of Forte dei Marmi or head towards the splendid sea of the 5 Terre Liguri National Park .
