D/CS3587 - Exclusively, we offer a farm near the town of Grilli in the municipality of Gavorrano, in the Podere Cerretelle area. The company has two main agricultural productions, viticulture and olive growing. It extends over gentle hilly reliefs suitable for the agricultural production of vines and olive trees for a total of 99 hectares, on mainly sandy loamy soils suitable for the production of excellent wines. There are also about 10 hectares of forest, with cork trees, oaks, holm oaks, strawberry trees, and in the rainier seasons you can also find excellent mushrooms. In the valley floor there are some sheds and an apartment, which serve as an office, storage room for tools and materials, pesticides and fertilizers. High up, in the center of the company, there is a partially ruined farmhouse which dominates a good part of the vineyards and olive groves and offers a splendid view of the company and the surrounding land. The farmhouse had been the subject of a study for a possible recovery plan. A lake and a pumping station for irrigation, not far from the company center complete the company. The wine-growing part currently has an area of 27.50 hectares, the composition of the vineyards is as follows: Sangiovese variety Nielluccio Cabernet Sauvignon Merlot Vermentino Malbech. The olive growing part has a surface area of approximately 39 hectares and 10,800 olive trees, registered with the Tuscan IGP Oil Consortium, the planting layout is traditional, measuring 6 x 5.50 m, with a polyconical vase cultivation method. The varieties are the typical Tuscan ones, Frantoio, Pendolino and Leccio del Corno in equal measure, with a small colony of Arbequina, a Spanish variety, and Koroneiki, a Greek variety, very productive and in any case falling within the 5% of the total plants allowed by the PGI Consortium Tuscan. The first planted part of approximately 17 hectares has now reached maturity and the plants have the potential for a constant production of 5000 to 8000 kg per hectare.
The properties in the company consist of: 1 apartment consisting of kitchen, bedroom and bathroom of approximately 65 m2, currently used as an office; 1 shed of approximately 400 m2 with a workshop inside, changing rooms and bathroom for the workers, and the rest used as a tractor shed; 1 shed of 230 m2, half closed used as a warehouse for fertilizers and various equipment, half a shed; 1 shed of approximately 430 m2 used to store materials for maintenance of vineyards and olive groves; 1 shed, open on two sides, of 420 m2, also used for storing tractors and trolleys; 1 property of 50 m2, consisting of 2 rooms, one for the pumping station; 1 partially ruined farmhouse on two floors with annexes, with recoverable volumes.
Inside the property there is an artificial lake with 1.30 ha of surface area and 45,000 m3 of capacity, which allows the use of fertigation, which makes fertilization much faster and cheaper than ground or foliar fertilization. Furthermore, in dry years, it helps to save production by allowing the olive trees to retain most of the fruit.
