VIA-004 - Bathing establishment for sale in Viareggio located in the most famous area of the beautiful promenade where there are all the wonderful Art Nouveau houses that characterize the city.
This beach resort is characterized by its large and green central entrance behind which there is a swimming pool of 12 x 6 meters. A sunbathing and relaxation area take place around the pool and two lateral volumes, raised from the ground, which house the 56 wooden cabins.
In one of the two lateral volumes, there is also a house of guardianship used as a management office equipped with toilets, hot showers and changing rooms. The entire structure allows accessibility to disabled people with adequate spaces dedicated to them.
The house of guardianship consists of two executive offices, the kitchen, one bedroom, a bathroom and a storage room on the mezzanine floor, while in the basement there is a single large room.
Next to the direction, there is a large covered patio that could be changed and turned into a holiday home.
Moving towards the beach there is the bar-restaurant, at the service of about 100 seats, where the employees can prepare fast hot dishes, eaten in the beautiful patio with sea view and in a side area, much more private, next to the cabins.
The sea front of the beach is 33.50 meters, with a depth of 100 meters, allows to place 110 umbrellas, well-spaced between them and 15 tents, for a clientele that 50% is seasonal.
The bathing establishment for sale in Viareggio, although built in 1970, is in a good state of conservation thanks to the regular maintenance of the current owners; in fact, the wood, predominant element in this structure, shows no signs of deterioration caused by saltiness.
Even the beach furnishings have been continuously renewed over the years in order to ensure the correct functionality.
