An ancient mill, its stream, the Sabina countryside.
The original structure, known as the "Mole di Belli", was built in the pre-unification period, with a nearby stream used to move the blades that operated the millstones for crushing the grain: subsequently the stone house was renovated in several stages, using recycled materials as much as possible in the last intervention, starting from the internal and external floors, and the same millstones that now embellish the external garden.
The farmhouse today is spread over three floors: on the ground floor, through the portal you enter the entrance area with adjoining wash room; then into the living room with fireplace and the kitchen with built-in furnishings, both with access to the outdoor garden through two wooden doors. By means of the internal staircase, but also via the external staircase, you go up to the first floor, consisting of three bedrooms and a bathroom with shower. On the second floor there is a bathroom with tub and two other bedrooms, one of which overlooks the small terrace.
The exterior of the property consists of a large fenced plot of approximately 14,000 sq m in total. The part adjacent to the house consists of the garden with tall trees, rows of bamboo and a pleasant space with the characteristic waterfall, the sound of which accompanies the livability in the open air. A small bridge that crosses the stream leads to a portion of land where there is the possibility of building a swimming pool.
The rest of the land extends to the rear of the house, running along the stream for the most part, and then developing towards a second access on the Colle Massimiano road.
The water supply of the house is guaranteed by a well equipped with a reserve of about 6,000 liters with a purification plant located inside a dedicated technical room, adjacent to the part of the land used as a vegetable garden. The fireplace in the living room feeds the heating system and domestic hot water, with the possibility of activating the electric boiler as an alternative; two solar thermal systems are also installed on the roof. The discharge into the septic tank is present.
The farmhouse is located among the low hills of the Roman Sabina, land of olive trees and cherries, in an agricultural context, not isolated, about 35 km from Rome, which can also be reached by public transport in 30 minutes: it is in fact not far from the provincial road that leads to the Fare Sabina-Fiumicino Aer metropolitan train station, located about 10 km away.
The town of Palombara Sabina is less than 10 minutes away, with all essential services; without going up to the town, not far away, there are supermarkets and agricultural shops.
