SAN GIMIGNANO (SI): The property for sale is located in the heart of the Tuscan hills in the municipality of San Gimignano in a strategic position between Volterra and San Gimignano in one of the most beautiful places in Italy.

The farm covers an area of ​​over 209 hectares consisting of:

1) approximately 3,900 m2 of buildings in three main groups, La Villa, Agresto and il Pozzo

2) 33.5 hectares of vineyards of which 5 hectares of Vernaccia, 24 hectares of Chardonnay and 4.5 hectares of Pinot Grigio

1) Buildings
The farm has three groups of buildings for a total of approximately 3,900 m2.

A recovery plan is being developed which involves the division of the farm into several parts with the reorganization of the existing volumes.

2) Vineyards
The vineyards are currently managed by the company that owns the neighboring vineyards, with an agricultural contract renewable year by year without the possibility of pre-emption for the purchase.

The 5 hectares of Vernaccia vineyards have been planted for 12 years and are in full production, while in the Chardonnay vineyards new cuttings were replanted in 2009, which will enter into production from next year, so an increase in harvest of 20% is expected % for the year 2016 and a further 5% for each subsequent year.

Vernaccia produces around 90 quintals, while Chardonnay produces around 50 quintals on average.
IMPORTANT improvement in production quality comes as a result of the new type of ORGANIC cultivation (EC Reg. 2092/91 and subsequent additions) begun in 2015 for all the vineyards of the farm

However, there remain a further 4 hectares of Vernaccia rights to be planted.

The type of organic cultivation will produce quality grapes and is particularly suitable for the vocation of the area as it is located on a high position, isolated and protected by the woods, characteristics that allow the vineyard to create a small ecosystem in balance for the growth of the vine without use of synthetic chemical fertilizers and pesticides.
The combination of the use of organic cultivation and the undeniable value of the San Gimignano area regarding wine production allows the creation of fine and important wines, capable of conquering good market shares.
IMPORTANT: we still have over 4 hectares of Vernaccia DOCG rights to be planted, so that we can obtain a total of over 9 hectares of Vernaccia

3) Olive grove

The farm has approximately 5 hectares of olive trees in full production for approximately 1,000 plants.

4) Forest
The farm has 164 hectares of logging forest, a cutting plan has been approved which allows for multi-year wood production, with currently only around 40 hectares already cut
