Industrial area north of Treviso consisting of 2 warehouses, offices and land for approximately 20,000 square meters

The currently empty production unit for sale is located in the northern peripheral area of the city center, 8 km from the motorway (Treviso Nord exit) and 3km from the City Walls.
It is located within the industrial area that develops along Viale della Repubblica with approximately 5900 square meters covered.

The complex consists of two divided lots:
Lot 1 (with an area of approximately 8,747.00 square meters), located to the east, there are two buildings for productive use and an uncovered one of relevance with relative canopies and is equipped with three main driveways.
Lot 2 (with a surface area of approximately 9,641.00 square meters), located to the west, consists of a large enclosed appurtenant area with three driveways and is used for industrial activity and for vehicle parking.

The shape of the 2 buildings located in lot 1 is regular and are characterized by:

1) Building A, located south of the lot, consists of three adjacent buildings for a total of 3,000sqm including about 1,500sqm for warehouse / storage use and about 1,500sqm for office use on 2 floors.
The first body oriented towards the street is formed by a basement floor where we find warehouses, deposits and can be accessed easily from the inside through two ramps; from a mezzanine floor and a 1st floor where we find the offices (the area is accessible not only from the inside but also directly from the street front where we find the main access of a vault with a large stairwell where you can easily obtain an elevator) .
The second body, that is the part used as an industrial building, consists of two bays with an internal useful height of 5.00 meters and is partly equipped with mezzanines.
The supporting structure is prefabricated in reinforced concrete with a roof consisting of double slope beams and a ribbed floor. The floors are in good condition.
The third body is located in the southern part and is used as a changing room and a refectory.
The accesses to the three bodies are free and independent placed around the perimeter of the main building.

2) Building B, located north of the lot, has an internal useful height of 5.00 meters and is divided into three portions. It is spread over approximately 2,900sqm including 2,500sqm of warehouse / storage and 400sqm on the first floor of offices.
It can be used for production, unloading / unloading area, storage, parking of vehicles and equipment and so on.
Access to the three bodies takes place independently.
The supporting structure is prefabricated in reinforced concrete with a roof consisting of double slope beams and a ribbed floor. The vertical internal subdivision of the three bodies was made with concrete block walls.
In the building there are two residential units (for possible caretaker or other) and executive offices serving the property.
