Farmhouse via Ca' di Francia, Caprese Michelangelo

In the municipality of Caprese Michelangelo, in a hilly and panoramic location, 387-sqm farmhouse with outbuilding to be restored. The property, including a farmhouse, an expansion made of reinforced concrete and an old barn, is currently unused but offers ample space to create three spacious apartments or a single bigger house. Roughly 1,500 sqm of land surrounds the building and are suitable for a garden.
The property is just 2 km from Caprese Michelangelo, where all the services are available. Other cities of Tuscany are nonetheless reached in less than two hours (Anghiari, Arezzo, Sansepolcro, Cortona, Siena, Florence…). The closest airport is in Perugia (82km; 1h) and for international flights the terminal of Florence, Bologna, Pisa and Rome are very convenient as well.

DESCRIPTION OF THE BUILDINGS
The farmhouse (387 sqm – 4,163 sqft) is laid over three floors and is split into two different wings. The old building (165 sqm – 1,775 sqft) is made out of stone and bricks with wooden beams and terracotta tiles on the ceilings. The newer wing (222 sqm – 2,388 sqft) is an expansion to the original building made of reinforced concrete and covered in stone to blend it in. The façade sports two terraces. The original idea was to create three separate apartments (one on each floor) by joining the two wings.
The building is in good structural condition, with small works needed in certain spots of the roofs. The electric, hydraulic and sewer systems are very old and are no longer usable or complying with modern laws. Finishes are almost totally absent or very limited after years of neglect. The rear of the building, namely the oven and storage, is partially ruined.

Right next to the farmhouse is an old barn (100 sqm – 1,076 sqft) which could be restored to create another residential unit.

EXTERIORS
All around the farmhouse there are 1,500 sqm of plain land that, once cleaned, would make the perfect spot for a garden or a parking area. A small plot of woodland (70 sqm) is located just beyond the road running along the house.
