Country house, to be refurbished, 300 m², Trevi

This spacious stone house is situated on the edge of a small hamlet in the municipality of Trevi, composed of a little square around which some houses are grouped. The house needs to be completely restored, and a local architect has already designed an interesting project for this. This project, which of course can be adapted to the needs of the new owner, at present provides a spacious living area on the ground floor and 4 bedrooms with 3 bathrooms on the 1st floor (see attached floor plans). The back of the house borders the little square, but it has a large piece of land in front where it is possible to create a beautiful garden. A quiet country road separates this piece of land from the rest of the land, consisting partly of pasture and partly of woods. At this moment the current vegetation obstructs the view, but with a good pruning plan one can create a lovely panoramic view over the Umbrian valley. After restoration, this house is suitable both for permanent living as well as a comfortable holiday home. Layout: Gr.fl. - accessible from the garden in front of the building. Here we find two former stables, a large one, and the other somewhat smaller, which are connected to each other by means of a passageway. Beside and attached to the building is a smaller building, that once served as storage. This part is at present only accessible from the garden, but will be connected by a passageway with the two stables. The project foresees on this floor: a spacious entrance hall from the garden, living room, hallway with stairs to the 1st floor and access to a storage room, laundry room and toilet room, very spacious eat-in kitchen with pantry and a dining room; Fl.1 - at present only accessible by a ladder. Here we also find two rooms, in size corresponding to the lower stables, which were previously used as hayloft and storage. The project foresees on this floor: landing with access to two bedrooms, a bathroom, a third bedroom with en suite bathroom and the master bedroom with en suite bathroom, wardrobe and terrace.
A large piece of land of about 500 sqm on the front of the house, where it is possible to make a beautiful garden. This part is bordered by a quiet small country road. The rest of the land lies on the other side of the small country road and consists of a long strip, partly composed of pastureland with scattered trees and partly of copse.
Electricity and mains water are present in the hamlet.
