The chalet, from the well-known South Tyrolean house Rubner, was built in 1982 on a plot of approximately 1700 m2. The property is completely surrounded by greenery with pine, birch and chestnut trees, bordered by a fence with poles and double wooden sleepers (chestnut). The surface on the 2 floors is a total of 90 sq m.
The chalet is also exposed in full SOUTH with permanent sun all day and able to offer natural panoramas from all the views of the house.
Access to the property is served by a private road secured by a first metal bar which leads to the actual access, through a second gate, to the large terrace used for car parking.
The chalet is located in a dominant with a panoramic view but in a non-isolated hamlet with other adjacent chalets.
In 2013, the chalet underwent a complete renovation of the roof, originally in cement-tiles, now in zinc-treated sheet metal with a special substrate of insulating paneling
Another noteworthy intervention, still in the same year, concerned the total reconstruction of the drinking water line with new pipes according to current regulations.
The post-construction interventions are completed by the construction of the north side sidewalk for land-foundation segregation and complete renovation of the external plaster and application of rough stones up to about 1 meter in height from the edge of the sidewalks de.
The heating system of the chalet both on the upper and lower floors is entrusted to a hot air forced ventilation system powered by a diesel burner with a special fiberglass fuel storage tank located in the boiler room.
They integrate the heating also two fireplaces; one on the upper floor with an open hearth fireplace and the second on the lower floor with a heating fireplace with a closed hearth in glass and a cast iron cover.
Leaning against the north side of the house there is also a generously sized masonry base, roof, window and door which serves as a tool shed and LPG cylinder compartment; the latter feed a gas bolier for the production of domestic hot water and the hob in the kitchenette on the upper floor.
A small "terraced" vegetable garden was also created on the property near the "fountain" where, all around a large space has been created with a reinforced concrete base which is in turn decorated with mountain stones.
Large stone barbecue is built near the staircase leading to the house. The house appears to be registered in category A/7 for the number of rooms 7 and a cadastral value of Euro 629.04.
The chalet is still in an excellent state of renovation with all the maintenance of the timber always done and carried out over time.
If you want to treat yourself to a jewel surrounded by nature, this chalet is what you were looking for.
