The lands are located just outside the locality of Vigolo Baselga and falls according to the General Regulatory Plan of the Municipality of Trento in:
• the P.F. 740/1, 748/3, 749/2, 758/2, 759/2, 726/2, 743, 739, 726/5, 746, 744, 750/2, 751/2, 755/2 and 630 C.C. Vigolo, fall into "Zones C3 - new plant expansion areas" regulated by art. 41 of the N.T.A. of the PRG of Trento.
• the P.F. 731, 733, 734, 726/3, 740/2, 741 C.C. Vigolo, fall part in "Zones C3 - expansion areas of new plant" and part in "Zones E1 - agricultural areas of primary interest" for a small portion in "road respect band" regulated by Articles 41, 58 and 83 of the N.T.A. of the PRG of Trento.
• the P.F. 690 C.C. Vigolo falls to a large extent in "Zones E1 - agricultural areas of primary interest" and in the "road buffer zone" and for a small portion in "Zones F2 - areas intended for traffic" regulated by Articles 58, 66 and 83 of the N.T.A. of the PRG of Trento.
• the P.F. 631 C.C. Vigolo falls partly in "Zones C3 - expansion areas of new plant" and partly in "E2 zones - agricultural of secondary interest" regulated by Articles 41 and 59 of the N.T.A. of the PRG of Trento.
• the p.f. 632/1 of the Italian Civil Code Vigolo falls partly in “E2 zones - agricultural of secondary interest” and in “road buffer zone” and partly in “F2 zones - zones destined to traffic” regulated by articles 59, 66 and 83 of the N.T.A. of the PRG of Trento.

Some parcels are largely merged and partly separated, the area can be reached via the secondary road network of the Municipality. The plan is slightly sloping with the presence of small terraces
Overall, the land in question covers an area of ​​approximately 24,998.00 square meters of which:
• about 1,108 square meters falling in a residential area, within the area marked by scope no. 2
• approximately 16,653 square meters falling in a residential area, within the area marked by scope no. 3
• approximately 7,237 square meters falling in the agricultural area and/or destined for road access

The Subdivision Plan of area 3 has recently concluded its authorization process and was approved by the Municipal Council of the Municipality of Trento with resolution no. 76 d.d. 14.06.2022 which affects most of the particles falling in zone C3, area 3.

The subdivision plan referred to in the object defines a total of no. 11 lots, each with different dimensions and grounds of the buildings proposed in the project. Before the transfer to the successful tenderer, easement will be granted on the p.f.751/2, authorized by the Bodies of the Procedure. On this point it has been confirmed that the easement is marginal and has no consequence on the approved subdivision plan and on the appraisal value. The plan provides for urbanization and road works to be carried out by the subdivisions.
